The zoning ordinance permits directional signs that are no more than four square feet in
size. As such, Sign No. 2 must be considered a business sign that is part of the PUD.
In addition, the change from a 10 square foot phone number to a 36 square foot "rental
office" sign panel must be considered part of the freestanding sign.
There are a total of 11 buildings that are a part of the self- storage facility, totaling more
than 107,000 square feet. The total allowable signage would be approximately 900
square feet. The signage identified on this plan totals approximately 420 square feet,
half of the maximum allowance. In addition, the freestanding signs will continue to be
well below the maximum threshold of 200 square feet.
Summary and Recommendation
Most of the sign changes do not impact the City's sign regulations. The two signs that
add square footage represent an increase of about 35 square feet, leaving the site well
below the maximum threshold potentially allowed by the zoning regulations. Moreover,
the applicant has designed the sign plan to address site identification and circulation
issues that should help to decrease traffic conflicts caused by the existing sign plan.
Planning staff recommends approval of the PUD Amendment as proposed.
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
Shurgard Self Storage, 55 County Road B, Little Canada, MN 55109
