The proposal new shows a 5,000 square foot building <br />near the east property line, with a driveway and parking area west of the building. The <br />applicant is proposing to construct a building of concrete block with 18 foot side walls. No <br />information is available in the plans regarding roof type or building elevation drawings. <br />The south portion of the parcel is labeled as `Green Space", although it is surrounded by <br />a "Screening Fence' which extends from the building to the south and east perimeter lot <br />lines. <br />In the 1 -P District, outdoor storage is allowed by Conditional Use Permit up to a maximum <br />of 75% of the size of the principal building. The City Council's previous discussion had <br />indicated that this limitation was to be applied to this proposal, and that the variance <br />requested from the 75% standard was unlikely to be approved. For full compliance, a <br />maximum outdoor storage area of 3,750 square feet would be possible. The storage area <br />is required to be paved. Parking, circulation, and driveway areas are not included in this <br />calculation. The plans showan area labeled "Truck Parking' of 1,400 square feet located <br />south of the building. In speaking with the applicant, this would be the area designated <br />for outdoor storage of equipment. The remainder of the company equipment would be <br />storage within the building. The proposed area is screened from view of the street by the <br />building. <br />The plane aleo chow a fenced portion of the rear yard totaling approximately 28,000 <br />square feet. Since green space does not need to be screened, planning staff questions <br />the proposed use of this area. A suggestion has been made that the approved outdoor <br />- 1 6 - <br />
