The numbering of Lots 1 & 2 in Block 2 are reversed on the preliminary plat when <br />compared to the site plan. <br />Grading, Drainage, & Erosion Control Plan: <br />1. No grading information is shown for Preserve Court from McMenemy Street to <br />approximately 115 feet east of McMenemy Street. The grading plan should address this <br />area. <br />2. The access roads for maintenance of the proposed storm water ponds should be shown <br />and addressed on the grading plan. All storm sewer structures and pipe should also be <br />shown on the grading plan. <br />3. Spot elevations should be shown at all street intersection radius points to determine <br />drainage patterns around street corners. <br />4. Emergency overflows and elevations should be shown for all low points and ponds. The <br />elevation of the wetland should also be noted on the plan. <br />5. The 100 -yr high water level should be indicated for each storm water pond. <br />6. Boulevard grades appear to be as steep as 1:1 (H:V) starting directly behind the curb. A <br />5 -foot boulevard should be graded behind the curb at 2% and we suggest that after the <br />5 -foot boulevard a maximum of a 3:1 slope be used to allow for maintenance of the <br />areas. <br />7. The current grading plan shows only 3 lots with building areas higher than the elevation <br />of the street. Of these 3 lots, one is in excess of 8 feet higher than the street. All <br />remaining lots have building areas lower than the street and the grade difference across <br />the buildable area of some lots is 18 feet. These factors will make it difficult to construct <br />a house on these lots without impacting the drainage to adjacent lots. Therefore we are <br />requiring that the grading plan show the first floor elevation and garage floor elevation of <br />every lot. In addition, the grading plan will need to address the grading of each <br />individual lot to demonstrate that the stormwater runoff from every lot can be conveyed <br />within each lot and its surrounding drainage and utility easements without affecting the <br />adjacent lots. <br />8. The street grade on Perserve Court directly east of Preserve Trail is at 10 %. It would be <br />beneficial to lessen this grade especially since it is sloping toward the dead end cul -de- <br />sac. However, site limitations may make this impossible. <br />Utility Plan: <br />1. No HDPE storm sewer pipe will be allowed under the street, however it may be used <br />behind the curb. <br />2. The watermain is shown directly under the storm sewer mainline. Either the storm <br />sewer or watermain should be moved to allow repair of the watermain without impacting <br />the storm sewer. <br />Ltr 10 -04 -02 PingCom.doc <br />
