A watermain tee <br />and stub was installed during the Viking Drive reconstruction to accommodate this loop. <br />It may be necessary to obtain an easement from the Church property or the property <br />adjacent to the church to complete the watermain loop. <br />4. A valve should be installed at the connection to the existing watermain along McMenemy <br />Street. All valves, bends, and fitting for the watermain should be labeled. <br />5. A hydrant should be added near the intersection of Preserve Trail and Preserve Court <br />for fire protection. All hydrants should be placed 5 -feet behind the back of curb. <br />6. Only one catch basin is shown on the south curb line of Preserve Court while the north <br />curbline has 4 catch basins. No typical street section is shown on the plans however, <br />the street should be crowned down the centerline with a 2% grade to the curblines. This <br />typical section would require an equal number of catch basins on both curblines. <br />7. The three easterly most lots are proposed to be serviced through the use of grinder <br />pumps and pressure pipes. Currently all three discharge into a single pressure line. <br />With this type of system, the failure of one service would require that all services be shut <br />off for the repair. Therefore, the existing gravity sewer should be extended easterly and <br />insulated until a minimum of 5 feet of cover exists. The individual pressure service lines <br />should then be run separately into the gravity sewer, <br />8. A sanitary sewer service detail should be included in the plans. <br />9. The water from the catch basins on the Preserve Trail cannot discharge water onto <br />Outlot D and private property. The storm sewer from the west pond should be extended <br />to serve the catch basins on the Preserve Trail. <br />10. All sanitary sewer castings should be Neenah R -1733. The grates on all R -3067 curb <br />inlets should be Type V. <br />11. The existing Mn /DOT storm sewer pipe running through the proposed development <br />should be replaced with new reinforced concrete pipe within the limits of the <br />development to help minimize the possibility of repair of this storm line in the future. <br />Drainage Calculations: <br />1. The information submitted does not summarize the existing and proposed site. The <br />drainage calculations should be resubmitted with a summary of the existing and <br />proposed total discharge form the site for the 2, 10, and 100 year events. <br />2. The proposed drainage areas submitted do not include the rear yard drainage. Revised <br />calculations should be submitted covering the entire developed site. <br />3. The calculations for the west pond show no outlet. The calculations should be revised to <br />show the proposed outlet. <br />4. The calculations have hand written pond peak elevations but no calculations are <br />included to show how these elevations were arrived at. Revised calculations showing the <br />determination of the 100 yr HWL for the ponds should be submitted. <br />5. The pond outlet structures are incorrectly modeled in the calculations. The east pond <br />calculations show a 6 inch orifice but there are hand written notes that describe a weir <br />and rim elevation.
