Issues permits in a timely fashion, based on the complexity of the project, in a manner <br />that meets or exceeds the standards of other Ramsey County cities. <br />3. Conducts inspections, as requested or required, all buildings, structures and property to <br />ensure compliance with approved plans, related codes, development agreements and <br />zoning approvals in the following areas: <br />A. Building <br />B. Plumbing <br />C. Mechanical <br />D. Mobile Home Compliance <br />E. Flood Zones <br />F. Site Grading and Elevations <br />G. Erosion Control & Landscaping Establishment <br />H. Zoning Approvals (CUP, PUD, Subdivision, etc.) <br />4. Identifies building code violations and recommends to property owners and /or contractors <br />the steps necessary to achieve compliance. <br />A. Maintains appropriate records of all inspections, citations, etc., for future <br />reference as may be needed. <br />B. Communicates tactfully and effectively with contractors and property owners so <br />understanding and cooperation is achieved in gaining compliance with regulatory <br />codes and City ordinances. <br />C. Periodically drives through community identifying violations, and makes <br />unannounced inspections as necessary. <br />5. Follows up on all zoning and City code violations noted to ensure that appropriate action <br />has been taken. <br />A. May discuss with City Administrator and City Attorney basis for obtaining <br />citations if justified. <br />B. Inspects projects to assure final product complies with City ordinances and any <br />special conditions required by City Council action; withholds Certificate of <br />Occupancy for non - compliance. <br />6. Works with other staff in reviewing development proposals; makes recommendations <br />when appropriate, reviews for compliance to codes and ordinances including: <br />A. Identifying potential code /building problems prior to Planning <br />
