MINUTES <br />PLANNING COMMISSION <br />JULY 11, 2002 <br />The Planner indicated that the recommendation relative to sign details and <br />sign lighting will be addressed in a separate application since a <br />Conditional Use Permit will need to be processed for the sign. <br />Knudsen asked about the display area that has been designated on the <br />plan. Rob Anderson, Poolside, indicated that this display will be a low - <br />lying pool and gazebo display <br />Keis pointed out that there is a lot of outdoor storage on this property. <br />Anderson replied that this is the purpose of the building addition. Once <br />the addition is constructed, the outdoor storage on the property will be <br />eliminated. <br />The Deputy Clerk reported that the property owner at 107 Australian <br />Avenue called to express concern that if the height of the Poolside <br />addition is too high, he will lose privacy in his back yard. Keis noted that <br />the proposed Poolside addition meeting the City's Code requirements <br />including height restrictions. The City Planner indicated that the building <br />addition is proposed at 22 feet high. The Planner also indicated that the <br />a.ddition has a large setback from County Road C. <br />The Planner reviewed the recommendations listed in the City Engineer's <br />report dated July 9, 2002. <br />Stroman reported that they would comply with the recommendations of <br />the City Engineer including moving the parking area to five feet from the <br />property line. <br />Knudsen recommended Architectural Review approval subject to the <br />following: <br />• Elimination of one curb cut from Jackson Street; <br />• Addition of cornice treatments along the roofline as <br />approved by the City Planner; <br />• Addition of window and door emphasis on building <br />elevations; <br />• Additional low -level landscaping along Jackson Street; <br />• Handicap parking stalls to be 8 'V feet wide; <br />• Submission and approval of a grading /drainage plan <br />including drainage calculations; <br />• Site lighting to minimize lighting impacts on residents to <br />the west. <br />Resolution seconded by Duray <br />Motion carried 6 <br />
