Green Co <br />September 9, 2002 <br />File: 818590J -0240 <br />Honorable Chair and Planning Commission <br />City of Little Canada <br />515 Little Canada Road East <br />Little Canada, MN 55117 -1633 <br />RE: THE LODGE AT LITTLE CANADA <br />CITY OF LITTLE CANADA, MINNESOTA <br />Dear Planning Commission Members: <br />mpany <br />As requested, we have reviewed the submittal package for the proposed The Lodge at Little Canada <br />development, previously named The Village Square at Little Canada, located at the corner of Rice <br />Street and Little Canada Road. The proposed townhomes are again shown at only a concept stage <br />on this plan submittal. Based upon our review and conversations with other City staff, we would offer <br />the following comments: <br />1. Only one entrance and egress point is shown for the townhome development off Little <br />Canada Road. A second access should be provided for emergency vehicles. The <br />emergency access would only need to be 10 -12 feet wide and breakaway bollards could <br />be used to prevent normal use of the entrance. <br />2. Does some off - street parking need to be provided for the townhome development? <br />3. Hydrants should be added to the two dead -end watermains in the townhome development. <br />4. All drainage and utility easements including the ten -foot easement required along street <br />right -of -way and five -foot easement along property lines should be shown on the plat. All <br />designated wetlands should be shown on the plat as well. <br />5. The drainage calculations submitted were incomplete and no drainage area maps were <br />provided. The developer's engineer has been contacted to supply the necessary <br />information for review. <br />If you have any questions regarding these comments, please feel free to call. <br />Sincerely, <br />Howard R.
