The <br />property is zoned Planned Unit Development (PUD) and is guided for mixed commercial <br />and residential land uses consistent with the Rice Street/Little Canada Road <br />Redevelopment Plan. <br />The following is a review of the final stage PUD verifying whether conditions stated for <br />approval of the PUD concept plan have been addressed and met. <br />Mixed Use Building <br />• 79 underground parking stalls is an increase from 76 in previous submission. <br />• 94 outdoor parking stalls (39 along Rice St., 24 along south of building, 31 along <br />east side of building), is an increase from the 88 in previous submission. <br />• Underground parking entrance has moved to the east side of building near Little <br />Canada Rd. <br />• Same retail layout along Rice St. with a slight increase in retail space at <br />approximately 14,200 square feet compared to approximately 14,000 square feet <br />in previous submission. <br />• Same number of residential units upon each floor (ten first floor, 23 on second, <br />third and fourth floors.) <br />• Exterior changes include addition of pvc fence around condenser units and <br />electrical transformer. Continued gable- roofed structure with cross - gables facing <br />the streets. Materials include simulated stone, and lap siding on the second and <br />third floors. The fourth floor has been changed from shake siding to lap siding, <br />similar to the other floors. Shake siding will be used as accent within the side <br />
