Hanson <br />As you are aware, your property is currently zoned General Business (B -3). Therefore, your home is a non- conforming <br />use under the City's Zoning Ordinance. The result of this non- conforming status is that City Code makes any <br />ilternations or additions to your homes, other than the minimum necessary for maintenance, more difficult to achieve. <br />Given it is highly likely that the residential use will continue along this stretch of Little Canada Road, City staff is <br />proposing that the Planning Commission discuss the concept of rezoning your properties to Residential Business (R -B) <br />(see copy ofR -B regulations attached). The R -B Zoning would bring your properties into conformance from a use <br />standpoint (this would not include any setbacks requirements that may or may not be met), and also allows for some <br />>usiness uses of the property subject to receipt of a Conditional Use Permit. <br />Therefore, please be advised that the Little Canada Planning Commission will discuss this concept at their meeting <br />>cheduled for Thursday, June 13, at 7:30 p.m. at the City Center.
