The Developer shall reimburse the City for any costs or expenses incurred by the <br />City due to the need for any permits or consents, and shall be responsible for compliance with any other <br />requirements imposed by the agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed plat in accordance with Exhibit <br />"A ", attached hereto, and on file in the offices of the City; and in accordance with City Council Resolutions <br />No. 2002 -4 -90 adopted on April 24, 2002 and any and all resolutions relating to approval of the final plat to be acted <br />on subsequent to the approval of this agreement. (This agreement is contingent upon approval of the final plat and <br />any other related development issues before any work contemplated herein shall be authorized or permitted.) <br />5. Required Improvements. The Developer shall install, at its own expense, the extension of public and <br />private improvements consisting of water main and services, sanitary sewer main and services, storm sewer with <br />retention ponding including wetland mitigation, grading, paving, curb and gutter, signage, and lighting, with all <br />public improvements to be completed no later than September 1, 2002. Original plans and subsequent changes for <br />said improvements shall be prepared by Plowe Engineering, Inc. and approved by the City Engineer in accordance <br />with City specifications and standards. All lighting necessary to serve this development shall be approved by the <br />City for architectural compliance. All costs associated with lighting including installation, replacement, and ongoing <br />electric charges shall be the sole responsibility of the Developer. <br />6. Preconstruction Meeting. Prior to the commencement of any work, Developer or its engineer shall <br />schedule a preconstruction meeting to be held at the Little Canada City Hall at a mutually agreeable date and time. <br />Said meeting shall include all parties concerned, including, but not limited to, City staff, Developer's engineer, <br />Developer's contractor(s), Developer's builder, affected utilities, and representatives of Ramsey /Washington Metro <br />Watershed District. The purpose of this meeting will be to review the work program for construction to achieve a <br />coordinated approach between all parties involved. <br />7. Inspection and Staking. Developer shall instruct its engineer to provide adequate field inspection <br />personnel to ensure the project is constructed in accordance with approved plans and specifications.
