meet the 15 feet "average" height measurement. The applicant can work with planning <br />staff and the building official to make this revision. <br />Building Separation. The Ordinance stipulates that detached accessory buildings <br />must not be located within six feet of other buildings upon the property. The detached <br />garage would be located approximately 90 feet northwest of the existing residence. <br />Setbacks. The Ordinance requires detached accessory structures to be set back not <br />less than 30 feet from the front lot line and 10 feet from side and rear property lines. <br />The garage is proposed to located in the northwest corner of the property, 30 feet from <br />the side (west) lot line and 30 feet from the rear (north) lot line. Applicable setback <br />requirements have been satisfied. <br />Lot Coverage. According to the Ordinance, detached garages must not occupy more <br />than 10 percent of the rear yard when total garage space is more than 1,000 square <br />feet. The rear yard of the subject property measures 37,200 square feet in size. Ten <br />percent of the rear yard area is 3,720 square feet. The 1,020 square foot garage is well <br />within the maximum rear yard coverage allowance. <br />Accessory Building Area, The total garage and accessory building space upon the <br />property may not exceed 1,500 square feet. Including the proposed detached garage, a <br />total of 1,332 square feet of garage space will exist on the property. <br />Exterior Materials. The Ordinance states that detached buildings must be constructed <br />to be similar in materials and color to the principal building. The applicant wishes to <br />finish the detached garage in white vinyl lap siding. To be noted is that such finish <br />materials do not match the finish materials of the principal building. Considering the <br />age and condition of the home's exterior, the applicant wishes to upgrade its exterior <br />finish material to match the proposed accessory structure. An assurance should be <br />made that the home and accessory garage will be made to match within a reasonable <br />time frame. <br />Driveway. The south elevation of the garage illustrates a two stall and a single stall <br />garage door. It has not however, been indicated whether or not a new or expanded <br />driveway is proposed. This should be clarified by the applicant. <br />RECOMMENDATION <br />John O'Brien is seeking approval of a conditional use permit to allow for construction of <br />a new 1,020 square foot •detached garage. With the exception of the proposed structure <br />height, the garage appears to be consistent with the requirements of the Zoning <br />Ordinance and Comprehensive Plan.
