However, most of the critical issues have been addressed and those not addressed to <br />the letter of our previous recommendations have been revised to meet minimal <br />functional standards. Revision of the site plan to the specific requirements of the <br />previous recommendation would require major design changes, which may not be <br />desirable based on the proposed character of the development. As such, our office <br />recommends approval of the revised plans subject to the conditions outlined below. <br />Updated Development Stage Plan Conditions <br />1. An administrative lot split is processed for the addition of land to the subject site <br />from the abutting property to the west. Approval of the administrative lot split is <br />subject to removal or relocation of existing buildings, bituminous pavement, <br />overhead utility lines and an existing fence to conform with setback requirements. <br />2. The applicant must provide a concept plan to show how a townhouse project with <br />a through street could be arranged on the adjacent property to the south <br />reflecting the proposed private driveway alignment on the subject site. <br />3. Information must be submitted to demonstrate that there is a cross access <br />easement and a shared maintenance agreement to allow the shared driveway <br />with the apartment to the east. <br />4. The submitted plans are revised such that all buildings are setback a minimum of <br />20 feet from the back of curb of a private driveway. Building 14 is to be revised <br />with Type C units such that there is a minimum setback of 20 feet from the <br />sidewalk adjacent to the private drive. <br />3. The site plan is revised to provide the space between the faces of adjacent side - <br />loading garage up to 48 feet wide. <br />7. All Parallel parking stalls must be at least 23.0 feet long and at least 8.5 wide. <br />3. The landscape plan must be revised where driveways for attached units are <br />located side -by -side to provide for low growing hardy shrubs at least half the <br />length of the driveway in place of sod. <br />9. The association will be responsible for all aesthetic improvements in the <br />proposed pond and the City will be responsible for the drainage function. An <br />association water source must be provided to fill the pond if the water level gets <br />too low. <br />10. The sidewalk connecting Little Canada Road is to be extended east to the point <br />at which the private driveway is extended to the south boundary line such that it <br />may be extended in the future to the abutting property with a crosswalk. <br />6 <br />
