Architectural Design Guidelines. <br />The proposed building is to be constructed of brick facing with EIFS or stucco finish <br />above the entryway portion of the site. While the proposed finish materials are <br />consistent with the City's architectural guidelines, the following are suggestions taken <br />from the architectural guidelines to add visual interest to the building. <br />• The protruding brick faced columns should be of the same EIFS or stucco <br />color, to give the facade more of an undulating appearance. <br />• A gabled or other alternative roof style may be added over the entrance <br />portion of the site (as done on the Snyder building) to give the facade <br />more of an undulating appearance. <br />• An awning or canopy may be added above the entrance and window <br />portion of the site to vary the appearance. <br />• A decorative cornice or some type of building cap should be provided <br />along the roof line as suggested within the architectural guidelines. <br />• Landscaping and ornamentation should be added along both the south <br />and west portions of the building to break up the monotonous appearance <br />of the facade. <br />Landscaping. A landscape plan, specifying the variety, size and location of site <br />plantings has been submitted and appears to be adequate, subject to the following <br />revisions; <br />Landscaped parking delineators are to be added within the parking lot. <br />• Parking stalls directly to the south of the building are to be removed and <br />replaced by some landscaping and ornamental treatment. <br />o Landscaping and ornamentation treatment should be added along the <br />west side of the building to add visual interest. <br />Lighting. A photometric plan has been submitted and is in compliance with the <br />requirement of the Zoning Ordinance. <br />Signage. The building elevation plans show two approximately 42 square foot <br />identification signs, one to be located above the entrance on the south side of the <br />building and the other on the west elevation facing Rice Street.
