11 <br />general use of otherwise prohibited materials or dimensional exceedances for <br />any other buildings on the lot. <br />The applicant is not requesting, and the proposal does not imply, <br />authorization to construct any additional accessory buildings on the lot. <br />Approval of this Conditional Use Permit would apply only to the specific <br />accessory structure described in this application. Any future detached <br />accessory building, or any expansion or modification beyond the scope of this <br />approval, would require a separate Conditional Use Permit or an amendment <br />to this approval, as applicable. <br />f.In evaluating requests to exceed the maximum size or number of accessory <br />buildings, the City shall consider the presence and extent of any attached <br />accessory buildings or structures on the lot. A Conditional Use Permit shall not <br />be approved if the combined scale or appearance of attached and detached <br />accessory components would diminish the visual prominence of the principal <br />building, conflict with applicable design standards, or be incompatible with the <br />established character of the surrounding area. <br />The principal structure includes an attached garage with an approximate <br />footprint of 832 square feet. The applicant has stated that the attached <br />garage may be reduced in size if the proposed detached accessory structure <br />is approved. <br />Staff do not find that the presence or size of the attached garage materially <br />alters the evaluation of this request. Based on the information provided, the <br />combined scale of the attached and detached accessory components would <br />not diminish the visual prominence of the principal structure when viewed <br />as a single building composition. <br />Staff believe that questions of compatibility related to the proposed detached <br />accessory structure are more appropriately addressed under the Conditional <br />Use Permit criterion related to scale, orientation, and placement, rather than <br />the presence of the attached garage. <br />3.The Conditional Use will not impede the normal and orderly use or development <br />of nearby property, substantially diminish nearby property values or place an <br />undue burden on public facilities or services; <br />Staff have no evidence to suggest that the proposed accessory structure would <br />impede the normal and orderly use or future development of nearby properties or
