JOHNS OF LITTLE CANADA PARISH CENTER AND SCHOOL ADDITION <br />Dear Planning Commission Members: <br />As requested, we have reviewed the submittal package for the St. Johns of Little Canada Parish <br />Center and School Addition. The submittal documents were prepared by H2 Architecture and <br />BKBM Engineers. Based upon our review and a meeting with Greg Schroeder, Public Works <br />Director, we would offer the following comments. <br />A. GRADING AND DRAINAGE <br />1. The plan has been submitted to the Ramsey - Washington Metro Watershed <br />District. They have prepared a review letter dated December 27, 2000. There <br />are a number of minor changes that they have asked for prior to final approval of <br />the plans. A copy of that letter is attached. <br />2. The concept of using an infiltration ditch for storm drainage purposes seems to <br />be somewhat in conflict with the operation of the site. For instance, anybody <br />entering or exiting the new school building from the south entrance will <br />immediately encounter a drainage swale right outside the door. Also, the <br />baseball diamond is surrounded by the proposed infiltration ditch. This leaves <br />very little room for any spectators to gather. <br />3. Flared end section #10 has the pipe leading directly to the southwest comer of <br />the proposed new school. It appears that this line is intended for connection to <br />building roof drains. The Watershed letter is silent on this particular drainage <br />system. It appears that this drainage system will collect roof drainage and <br />convey it directly into Savage Lake. We question whether this is permissible <br />according to watershed rules. <br />B. UTILITY IMPROVEMENTS <br />1. The existing school which is to be removed will need to have its sanitary sewer <br />service terminated at the manhole located adjacent to McMenemy Street.
