YORKTON INDUSTRIAL PARIS PHASE I,I <br />(Includes Yorkton Ridge Residential Street) <br />Bougie Property <br />In 1985, the Bougie property dimensions were 180 feet by 313.5 feet. The 1985 section <br />map shows a dimension of 330 feet to the west property line from the centerline of <br />Condit Street. Since there are 16.5 feet of right of way on either side of the centerline, <br />the Bougie property dimension is 180 feet by 313.5 feet which ties out to the dimensions <br />shown on the 2001 section map. The dimensions of the Bougie property did not change <br />as a result of the Yorkton Ridge plat, and it should be noted that this property was not a <br />part of the plat, <br />Please note reference in the 2/27/85 Council minutes that Larry Lee would pay full cost <br />of improving Yorkton Ridge and should the Bougie property be subdivided in the future <br />with lots abutting Yorkton Ridge, there would be no charge to the Bougie's for the cost <br />of the road improvement. <br />Please also note that the section map shows that the bulk of the property that was <br />developed as Yorkton Ridge had a 60 foot road access to Condit Street. The Bougie <br />property did not dedicate any right -of -way for Yorkton Ridge. <br />The 1985 section map shows that 33 feet of right -of -way for Condit Street existed in <br />front of the Bougie property as still exists today (16.5 feet on either side of the <br />centerline). <br />The survey Mr. Bougie had at the Council meeting shows Condit existing as it does <br />today. We are not able to determine the origin of the 33 feet of right -of -way, but one <br />could argue it did not come from the Bougie property. <br />Zoch Property <br />Again, please note that a 60 foot road access existed for Yorkton Ridge. Note the <br />reference in the 2/27/85 minutes which states that Yorkton Ridge is proposed as a 50 foot <br />street and the excess 10 feet of right -of -way would be incorporated in the northern <br />residential lots (owned by the Zoch's). Therefore, 10 feet of right -of -way from Yorkton <br />Ridge right -of -way was incorporated into the Zoch property. <br />Larry Lee paid the cost of Yorkton Ridge. The Zoch's have three residential lots along <br />Yorkton Ridge, and these lots were not assessed for the road improvement. <br />The 1985 section map shows the Zoch property consisted of 420 feet of frontage along <br />Condit Street. <br />420 feet along Condit - Original Zoch frontage on Condit <br />-60 feet sold to Larry Lee Zoch's sold northern 60 feet (5/22/85 Min.) <br />+10 feet from Yorkton Ridge To Zoch's as part of plat (2/27/85 Min.) <br />-97.17 feet for Zoch lot on northwest corner of Condit and Yorkton Ridge <br />270 feet remaining along Condit for the Zoch property (2945 Condit Street).
