Nadeau Road <br />Nadeau Road is 26 feet wide from back of curb to back of curb. (23 feet of pavement and <br />18 inches of curbing on each side of the pavement). This road was reconstructed prior to <br />adoption of the City's street reconstruction policy. Please note that the road is posted as <br />no parking on both sides and has no access points along it. <br />Additional Condit Right- Of -Way <br />*The right -of -way generated by platting from the Zoch's in 1986 should remain. (A total 44 <br />of 13.5 feet was granted versus the 8.5 feet referenced in the minutes from 5/22/85). �1C , <br />*Condit's right -of -way adjacent to the Zoch property equals 46.5 feet (3.5 feet short of <br />the desired 50 feet). <br />*Staff recommends that we obtain right -of -way from the Bougie property to maintain the <br />same right -of -way width as in front of the Zoch property. (13.5 feet of additional right - <br />of -way). <br />*Staff does not recommend we obtain any right -of -way from the east side of Condit due <br />to the following: <br />- Properties have been developed relying on east line of Condit. Additional <br />right -of -way would impact parking and landscaping. <br />- Five additional properties would need to be dealt with. This will cost additional <br />money to obtain right -of -way from these property owners. <br />*Right-of-way should come from the west side of Condit due to the development <br />potential that still exists on that side of the road. <br />*Right -of -way of less than 50 feet (46.5 feet) will work given the utility and drainage <br />easements we will gain when property is subdivided in the future. <br />Page 71 <br />
