RWMWD says that additional permitting will be necessary due to the additional <br />work proposed beyond that of the previous grading permit. <br />7. Planning staff has suggested that the same 50 foot native landscape /new <br />landscape buffer be maintained along the pond boundary on the Rice Street site. <br />RWMWD is Tess concerned about this buffer width due to the narrower band of <br />existing vegetation. <br />8. Planning Staff had recommended a paved driveway extending from the Rice <br />Street site through to the parking areas on the Spruce Street site. The applicant <br />had agreed to construct a paved driveway across the Rice Street site to the <br />boundary between the two sites, but requested that the Spruce Street site be all <br />gravel and recycled bituminous material in the storage yard area. Staff agreed to <br />robin tho recommendation for a oontinuouo paved driveway. If the location of <br />this driveway is directly adjacent to the fence line, it should be less likely to <br />interfere with equipment operations on the Spruce Street site's storage yard. <br />9. As noted in previous reports, the Rice Street site's plan shows little detail as to <br />use or organization. This should be identified in detail on a revised site plan for <br />the PUD. <br />10. The grade adjacent to the west boundary of the Spruce Street site is extremely <br />steep (approximately 2:1). This should be lessened to at least 3:1 for ease of <br />maintenance, and a landscape plan developed with material that will not require <br />mowing. Options may include re- grading or the use of retaining walls. <br />11. Drainage along the Spruce Street access appears to be adequate as designed, <br />but will require additional engineering review. <br />12. There appear to be other locations where the resulting grade is excessive, <br />Including an area along the Spruce Street driveway. This should be modified to <br />create maintainable slopes. <br />13. The Spruce Street site plan should be revised to fully identified the surfacing <br />material and proposed use of all spaces, including buildings and outdoor areas. <br />There are likely other issues to be addressed in revised plans.
