3.10 Create illustrative plans and sketches, diagrams and other graphics to support the prefer,.ed plan and effectively communicate its critical components, relationships and qualities 3.11 Analyze economic and financial feasibility and economic benefits for the preferred plan 3.12 Define implementation strategies based on the preferred plan 3.13 Conduct Workshop Three with the Task Force to review the preferred plan, economic and financial impacts and implementation strategies 3.14 Review input received at Workshop Three with the Technical Advisory Committee 3.15 Adjust preferred plan as directed by the Technical Advisory Committee to reflect input received 3.16 Summarize results of Task 3.00 and distribute to the Technical Advisory Committee Deliverables: • Market analysis for general housing, office and commercial development • Concept alternatives • Summary of Workshop Two • Refinement to preferred plan • Illustrations supporting the preferred plan • Economic and financial feasibility analysis of preferred plan • Summary of Workshop Three • Adjustment of preferred plan resulting in the final development concept • Summary of results from Task 3.00 Task 4.00 Documentation of Planning Process and Results Tasks: 4.01 Develop flexible and simple design standards that reflect smart growth and establish the framework for redevelopment. These standards will include but may not be limited to streetscape improvements including landscaping, lighting and other features; pedestrian connections; development standards; sustainability; architecture standards; and signage 4.02 Prepare draft development plan for Technical Advisory Committee review 4.02 Review draft development plan with the Technical Advisory Committee 4.03 Conduct Open House to solicit input from the community at large 4.04 Review input from Open House with Technical Advisory Committee 4.05 Prepare final development plan reflecting modifications recommended by the Technical Advisory Committee Deliverables: • Final report (thirty copies) . • Large -scale panels summarizing development plan directions (one set to each City and agency) • Electronic files will be assembled in Microsoft Word, Adobe Pagemaker, AutoCAD, ArcView, and PDF formats as appropriate; electronic information will be conveyed on CD- ROM B. SCOPE OF ADDITIONAL SERVICES The following services have not been requested by the CITY but are available, upon authorization, front the CONSULTANT. 1.
