Contractor Cost Estimate Notes
Apollo Heating $48,500.00
Dependable Heating $64,000.00
Horowitz Mechanical $51,800.00
Did not include electrical costs
and repairs
Did not include wiring and roof
work
Includes wiring but not repairs
None of the contractors included all the work needed to complete the work and make
the systems fully operational. Thus, an additional amount needs to be added to the
above totals. There is some additional electrical work necessary for two of the three
estimates. Also, it is assumed that repairs will need to be made to the roof and walls to
finish off the work, which none of the contractors included. Finally, the wall separating
the two areas needs to be fully enclosed for maximum operation of the new system.
Depending on the types of controls desired, the cost for just the controls can vary
greatly. If the replacement project is to proceed, some detailed consultation is advised
on the type and quality of controls.
Conclusion:
Based on the assistance of these contractors, I would estimate that the cost for
replacement of the HVAC systems to be between $56,000.00 and $70,000.00 if done
completely and properly.
In our report, we estimated an amount of $62,000.00 for the systems and controls, and
an additional amount for the separation of the spaces. Depending on the specs,
controls and contractor, the current estimate would be consistent with the previous
estimate, but it is possible that the work may be done for about $54,000.00 to $56,000.00.
Other:
As an aside, one of the contractors advised that the restroom was not code / ADA
compliant (as addressed in the report) and estimated that approximately $5,000.00
would be necessary to upgrade the Men's area and about the same about needed to add
plumbing for a Women's Restroom. An additional amount would be needed for walls
and accessories. This was also addressed in our previous report.
Please contact me with any questions or further direction.
•:r
Page 110
