necessary permits and consents for the project including, but not limited <br />to, the permit required by the Minnesota Department of Health due to the <br />water main extension, any necessary permits required from the Minnesota <br />Pollution Control Agency for sanitary sewer main extension, any necessary <br />approvals from Metropolitan Council - Wastewater Services Division for <br />connections to sanitary sewer lines, any permit required by Ramsey County <br />for road access to Little Canada Road, any permit required from the Ramsey - <br />Washington Watershed District for grading and storm water discharge, and <br />any permits or approvals necessary to comply with wetland regulations. The <br />Developer shall reimburse the City for any costs or expenses incurred by <br />the City due to the need for any permits or consents, and shall be <br />responsible for compliance with any other requirements imposed by the <br />agencies in question. <br />4. Development Exhibits. The Developer shall develop the proposed <br />plat in accordance with Exhibit "A ", attached hereto, and on file in the <br />offices of the City; and in accordance with City Council Resolutions <br />No. 00 -3 -61 and 00 -3 -62 adopted on March 22, 2000. <br />5. Required Improvements. The Developer shall install, at its own <br />expense, the extension of public and private improvements consisting of <br />water main, sanitary sewer main, storm sewer with retention ponding, <br />concrete curb and gutter, the first lift of the bituminous roadway, <br />signage, and lighting, with all public improvements to be completed no <br />later than October 1, 2000. Any lighting which may become an ongoing City <br />expense shall be coordinated with the City and Northern States Power to. <br />minimize future operational costs with Developer to bear system <br />installation costs to allow City to attain Northern States Power's <br />"Customer Owned Group V "rate.
