MINUTES <br />CITY COUNCIL <br />JANUARY 27, 1999 <br />secondary. Pedersen pointed out that the market has indicated that <br />what the City is looking for may not be feasible. Pedersen <br />suggested that rather than chase castles, perhaps the City should go <br />with reality. <br />Morelan asked how often the City is required to update its Comp <br />Plan. The City Planner replied that the City is just completing an <br />update and is required to update the plan every ten years. <br />Pedersen suggested that if the plan is not in reality, perhaps the <br />City should re- evaluate the plan. Pedersen suggested that the City <br />might have the right idea, however, the market is not there. <br />Fahey agreed with Pedersen's comments but suggested that this <br />was not the time. Fahey suggested that if a development project <br />comes in on the corner of Rice Street and Little Canada Road that <br />will,drive the re- development of the area. <br />Pedersen pointed out that the City has its ideas as to what should <br />happen in the area. However, at some point the marketplace will <br />drive it. At some point the City needs to adjust its plan or the area <br />will continue status quo. <br />Morelan asked if Pedersen felt it was time to look at the land use <br />plan for the area. Pedersen felt the land use plan should be looked <br />at sometime between 1999 and 2002. Pedersen suggested that <br />otherwise, the City will live with vacant lots. <br />Fahey pointed out that the City has a lot of auto repair businesses <br />in the City, none of which are located on Rice Street because the <br />zoning doesn't allow it. Fahey pointed out the ramifications of <br />allowing auto repair on Rice Street. Fahey stated that he liked the <br />lay -out of the proposal that Linn has presented, but did not like the <br />use.. Fahey felt it was too early for the City to abandon its <br />redevelopment plan. However, indicated that he may feel <br />differently in a year or two if the City is no further along with its <br />redevelopment. <br />Fahey indicated that he liked the way the developers have put the <br />property together, but he did not like the use. Fahey suggested that <br />for the right use, the City would assist in assembling this site. <br />Fahey suggested that the developers try to obtain another tenant for <br />the building other than the tire store. <br />Page 23 <br />
