MINUTES <br />CITY COUNCIL <br />JANUARY 27, 1999 <br />PUBLIC <br />HEARING — <br />ZONING <br />ORDINANCE <br />AMENDMENT <br />RELATING TO <br />SETBACKS <br />Fahey indicated that he was O.K. with the gas station/convenience <br />store at the corner, but did not feel a tire repair store was <br />appropriate. <br />Linn indicated that there are approximately 23 auto - related <br />businesses within the City. These are mainly body shops and <br />specialty -type shops. There are 6 or less auto repair shops in Little <br />Canada, none of which are on Rice Street. <br />Fahey indicated that the reason they are not on Rice Street is <br />because of the zoning. If the City were to rezone this property for <br />auto - repair, it would be faced with similar requests. Fahey <br />indicated that it doesn't appear to be any interest on the part of the <br />Planning Commission or the City Council in this concept. <br />Morelan suggested that it may be an issue of timing. The City just <br />updated the Comp Plan. If the request were made four or five <br />years from now, and nothing had yet redeveloped on Rice Street, <br />there may be some compelling reasons to proceed with the <br />rezoning. <br />Linn pointed out the Jiffy Lube site north of County Road C. It <br />was pointed out that that property developed in the 1980's. If the <br />proposal were made today, the Jiffy Lube would not be part of the <br />development. <br />Again, Morelan stated that if this proposal were made four or five <br />years from now, the Council may be open to it. Morelan felt the <br />proposal was a good one, but at this time is directly opposed to the <br />vision the City has for the area. <br />Mayor Fahey opened the public hearing to consider an amendment <br />to Section 902.010 of the Little Canada Zoning Ordinance relating <br />to the definition of setbacks. The Planning Commission <br />recommended approval of the amendment. <br />There was no one present from the general public wishing to <br />comment on this matter. <br />Upon motion by Morelan, seconded by Pedersen, the public <br />hearing was closed. <br />Mr. Morelan introduced the following ordinance and moved its <br />adoption: <br />Page 25 <br />
