Preliminary grading and erosion control plan <br />♦ The single driveway into this site shows a 5% grade from Rice Street down into the <br />site. The ordinance does allow a maximum driveway grade of 5 %. However, there <br />is no flat area of any kind provided for stopping and then accelerating onto Rice <br />Street. The driveway faces east, we can assume that at times in the winter it will be <br />relatively slippery and difficult for cars to come to a stop and then accelerate onto <br />Rice Street. <br />♦ The grading plan indicates total grading on the site, therefore there will be virtually no <br />existing trees on the site that will be saved. <br />♦ The grading plan shows grading activities well within the 25 foot setback from the <br />shoreline. <br />♦ There is an existing storm sewer pipe shown along Rice Street, at the north end of <br />the site it shows a flared end section coming out into the property. The flow arrows <br />on the existing pipe indicates that the flow is from the site to Rice Street. However, <br />the existing contours on the site would indicate the flow would be in the opposite <br />direction and actually onto the site. This should be verified. If this existing storm <br />sewer does in fact drain onto the site it needs to be accounted for in the storm sewer <br />design. <br />• The pond shown on the east side of the property should be provided with a <br />emergency overflow. <br />♦ No storm sewage calculations have been submitted for this site. These need to be <br />submitted, reviewed, and approved. <br />• There is a small 15 foot square shown near the west side of the pond. This is not <br />labeled but it appears to be some type of gazebo structure for the office tenants to <br />utilize. It is shown in an area of relatively steep grades. It is unclear what the idea <br />is here and how this will work. <br />• There is an existing storm sewer pipe shown crossing the southeast corner of the <br />property. It is unclear where this pipe comes from, who owns it, or whether the <br />easement needs to be provided on this site for this pipe. <br />♦ There is relativity high retaining walls proposed on both the north and the south end <br />of the site. <br />D. Utility Plan <br />• Sanitary sewer is shown to come from the north and service the buildings from <br />behind on the east side.
