For those that use <br />square footage, the range is one space per 1,000 sf gross to one space per 300 sf. net. <br />This would likely result in a range for the 20,000 sf. building of 20 spaces to 74 spaces. <br />The cluster of ordinances are in the 1/333 sf to 1/500 range. <br />The light industrial classification in the ITE study suggests a range of 1.6 to 2.7 spaces per <br />1,000 sf. gross floor area. This is a range of 32 to 54 spaces for the 20,000 sf. building. <br />The median is 2.1 per 1,000 sf., resulting in a requirement of 42 spaces for the same <br />buidling. <br />Little Canada's requirement is slightly higher than this standard, but with the range of <br />actual studies. We would recommend little change. <br />.Residential <br />Little Canada's ordinances requires two spaces per unit, regardless of unit type, with the <br />exception of senior housing which may be one per unit. <br />Other ordinances are generally in line with this standard, although some reduce the <br />requirement for multiple family buildings. The lowest requirement is 1.5 spaces per unit, <br />although this is the exception. <br />Parking accumulation in the ITE study suggests a range of 0.4 to 1.9 spaces per unit. <br />Little Canada's ordinance is close to the vast majority of other ordinances for residential <br />parking, and no changes are recommended. <br />TOTAL P.05 <br />Page 34 <br />
