6. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall be in <br />compliance with Section 903.020.1. <br />7. The storage area shall not take up parking space as required for conformity in <br />the zoning ordinance. <br />8. The provisions of section 921.010.0 of this ordinance are considered and <br />satisfactorily met. <br />Fence and Screening Requirement <br />The storage areas indicated on the site plan must be fully screened from the public <br />right -of -way and in addition screening must be adjacent to the proposed storage area. <br />The screening materials and locations are not indicated on the submitted site plan. The <br />location of this requirement will be dependent upon the result of the front yard setback <br />variance request. It is City Staff's recommendation that the storage areas shown on the <br />site plan begin at the forty (40) ft. required front yard setback line along with the <br />required screening from the public right -of -way. <br />Storage Area Surfacing <br />The storage area is proposed to be surfaced with a Class V material. This is an <br />acceptable material. <br />Off - Street Parking Requirements <br />The zoning ordinance requires the off- street parking area of five (5) or more vehicles <br />including associated drives to be paved with but not limited to, asphalt, bituminous or <br />concrete in order to control dust and drainage. This property has two parking <br />categories: <br />Warehouse /Storage: <br />Office: <br />1 space per 1,000 sq. ft. (4) <br />Plus (1) space per employee (2) <br />Plus (1) space per company truck (0) <br />Required parking spaces: 6 <br />3 spaces <br />Plus at least one (1) space for each 200 sq. ft. of floor <br />area. (7) <br />Required parking spaces: 10 <br />Total required parking spaces for property: 16 parking spaces <br />The site plan submitted shows the required sixteen (16) parking stalls available on this <br />site. The applicant is proposing blacktop, curb - stops, and striping in the designated <br />parking areas along with a twenty -four (24) foot concrete assess apron as indicated on <br />the site plan. <br />Page 116 <br />
