MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 9, 1999 <br />much additional traffic onto Jackson Street. Knudsen suggested <br />that there would likely be stop signs installed in the area, however, <br />not stop lights. <br />Montour pointed out that the concept proposes some townhome <br />units on Jackson Street, and those units would use Jackson for <br />access to Little Canada Road. Allowing Bryan Street to loop <br />through would likely result in the addition of traffic on Jackson <br />from approximately 6 to 8 additional townhomes. The rest will go <br />directly to Little Canada Road. <br />Keis asked the general public present if there were any objections <br />to a townhome development. <br />One resident stated that they had no objections. Dick Boss, Sr. <br />estimated that there are currently 60 homes in this area using <br />Jackson Street for access to Little Canada Road. Boss stated that <br />he favored the cul -de -sac concept to eliminate additional traffic on <br />Jackson Street. <br />Keis pointed out that even with the cul -de -sac option, there will be <br />6 additional homes on Jackson Street. Keis did not feel the cul -de- <br />sac would make a difference in the amount of traffic on Jackson. <br />Montour agreed. <br />Montour asked if it were possible to get a 90- degree intersection of <br />Bryan and Little Canada Road. Howe pointed out that this would <br />be very difficult to do given the angle that Little Canada Road is at <br />and the way the property lies. <br />A property owner asked if they would experience a change in <br />water pressure once water mains are extended to support this <br />development. The Public Works Director felt there would be no <br />change in water pressure given the City will require an adequately <br />sized, looped system. <br />Knudsen asked the Planner if this townhome development is <br />consistent with the City's view of the area. The Planner replied <br />that the development guide talks about Little Canada Road being <br />an important connector for the area to the freeway. It also <br />indicated that land uses adjacent to Little Canada Road are more <br />urban in terms of density. It lists the area as being commercial or <br />higher density residential, therefore, the townhome concept fits <br />well with this discussion. <br />Page 32 <br />
