Fencing and Screening Requirements <br />This site has an established chain link fence with slats on the north side of the property. <br />This fence must be replaced with materials that meet the criteria for this zoning district. <br />The proposed chain link with plantings (north side of the property) and the concrete wall, <br />with berm and plantings (south side of the building) meet the zoning code requirements <br />regarding screening materials for storage areas in this district. <br />The wood chip pile is provided as a community service to its citizens. The wood chip pile <br />would be located on the far south end of the property on an old blacktop surface. The <br />applicant has not proposed any screening for the storage of wood chips as it would create <br />an environment for the dumping of unwanted debris and in addition the wood chip pile can <br />not be adequately screened due to the nature of the pile. <br />The zoning ordinance requires screening for the storage of materials. Should it be <br />determined that the wood chip pile is a critical public service that the City wants to provide <br />for its citizens, different standards would need to be established or the pile would have to <br />be removed under the current guidelines. <br />Storage Area Surfacing <br />The north storage area is surfaced with blacktop and the south storage area is proposed to <br />be surfaced with a Class V material. These are acceptable surfacing materials for the <br />storage areas. <br />Off - Street Parking Requirements <br />This property requires eleven (11) parking spaces. The off - street parking area and <br />associated drives must be paved with asphalt, bituminous or concrete in order to meet <br />zoning code requirements. <br />Warehouse /Storage: 1 space per 1,000 -sq. ft.
