Bujold <br />Maxfield Research Inc. <br />RE: Site Selection Criteria for Hospitality and Office Properties <br />As you requested, the following paragraphs summarize site selection criteria for hospitality and <br />office properties in major metropolitan areas and offer a brief assessment of the potential for the <br />subject site on Country Drive to support either of these uses. <br />Site Selection Criteria for Hospitality <br />Hospitality properties are segmented into several different categories: <br />1) Full- service <br />2) Limited- service <br />3) Extended -stay <br />4) Resort <br />Developers of each of these types of lodging facilities give different weight to the following cri- <br />teria when selecting a site. For example, <br />Full- service convention facilities are typically located in areas in close proximity to substantial <br />employment areas that generate a significant amount of overnight stays. They are located near <br />major airports, regional shopping malls, convention centers, major freeways and in the CBD's of <br />metropolitan areas. <br />Limited- service facilities are typically located in suburban areas or along major highways that <br />carry a significant amount of travelers.
