Downtown CBD's are usually a prime location for this <br />type of facility. <br />Resort facilities locate in areas with a high level of recreational amenities and usually serve the <br />leisure or convention traveler. <br />The following are some of the criteria used to select an appropriate lodging site: <br />1) Excellent access <br />2) Proximity to Rooni Night Generators <br />3) Excellent visibility <br />4) Close proximity to other Lodging Facilities <br />5) Close proximity to entertainment/shopping nearby <br />Despite having excellent access and excellent visibility, developers of lodging facilities are most <br />concerned that the location they select meets their criteria for room night generators. The ability <br />to generate room nights can be enhanced if the facility is located near to other lodging facilities. <br />Limited - service extended -stay facilities are the two categories currently being developed most <br />heavily in the Twin Cities Metropolitan Area. There are proposals to develop full- service lodg- <br />ing facilities in Downtown Minneapolis and by the Mall of America. <br />The subject site has excellent access to and visibility from Interstate 35E. However, there are no <br />other lodging facilities in close proximity to this site and there are no major employment con- <br />centrations located nearby. Employment in this area is scattered among some corporate facilities <br />and small office and office /warehouse buildings. <br />There is little entertainment retail nearby. Travelers would not be able to walk to either a fast <br />food restaurant or to sit -down dining. There is one restaurant on the corner, but it is limited in <br />menu and hours. <br />It is unlikely that a lodging developer would select this site for development unless the level of <br />potential room night generators increased significantly. <br />Page 11 <br />��f <br />
