Hanson <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Elizabeth Mursko, Code Enforcement Officer <br />DATE: February 25, 1999 <br />RE: Little Canada —3101 Country Drive PUD Permit for Exterior Storage <br />BACKGROUND <br />Mr. Jerry Carle has applied for a PUD permit for open and outdoor storage of twenty - <br />five (25) — thirty -five (35) towed automobiles in the winter season as an additional <br />principal use at 3101 Country Drive. The applicant indicates that the area will be fenced <br />and an additional building would be constructed for office space and indoor warehouse <br />storage of six (6) — eight (8) tow trucks. Their will be ten (10) — twelve (12) employees <br />at this location. <br />Mr. Carle was granted a CUP in 1983 for (1) outside storage and sales, and (2) offsite <br />parking for his landscaping business. The CUP application for outside storage and <br />sales, and offsite parking was approved by the City Council April 27, 1983 contingent <br />upon the recommendations of the City Planner. The property has been rezoned to from <br />1 -1 (Light Industrial) to PUD (Planned Unit Development) since that time. The property <br />currently has several zoning compliance issues that need to be resolved as <br />recommended by the City Planner in 1983. <br />ANALYSIS <br />Site and surrounding areas: <br />The principal use is landscape retail sales on a 4.4 acre parcel located west of Country <br />Drive and on a .14 acre parcel east of Country Drive. The proposed additional principal <br />use is a towing service with open and outdoor storage of impounded vehicles. <br />It is surrounded by the following land uses: <br />North Fra -Dor Recycling / Paving Business <br />Page 13 <br />
