South Residential use property (North Star Estates) <br />East Municipal Garage <br />West City wetland property <br />*See attached site plan. <br />Setbacks: <br />Front yard 40 feet from public right of way <br />Side yard Zero <br />Rear yard 20 feet from rear boundary line <br />Accessory Use: <br />Open and outdoor storage as an accessory use is permitted with a conditional use <br />permit within the PUD zone provided the following conditions are met: <br />1. The area is fenced and screened from view of neighboring residential uses or if <br />abutting an "R" District in compliance with Section 903.020.G, Screening <br />Requirement, of the zoning ordinance. <br />2. The outdoor storage is screened from view from the public right -of -way in <br />compliance with Section 903.020.G, Screening Requirement, of the zoning <br />ordinance. <br />3. All fences and walls shall be constructed and maintained in accordance with the <br />requirements of Section 903.020.F.4, Fence Requirements, of the zoning <br />ordinance. <br />4. Business and Industrial District security fences require a building permit and a <br />land survey establishing true boundary lines and must be made by a Registered <br />Land Surveyor and submitted to the City. <br />5. The storage area must be paved with asphalt, concrete, or other material <br />approved by the City Council. <br />6. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall be in <br />compliance with Section 903.020.1, Glare Restrictions, of the zoning ordinance. <br />7. The storage area shall not take up parking space as required for conformity to <br />this ordinance. <br />8. The applicant should follow the provisions of Section 921.010.C, Administration <br />of Conditional Use Permits, of this ordinance are considered and satisfactorily <br />met. <br />Parking /Surfacing: <br />The storage area identified on the site plan is not paved or surfaced nor is the employee <br />parking area located across the street on the east side of Country Drive paved or <br />surfaced. All property areas intended to be utilized for parking space for five (5) or more <br />vehicles including associated driveways must be paved with, but not limited to, asphalt, <br />bituminous or concrete in order to control dust and drainage. Parking spaces should be <br />marked with white or yellow lines not less than four (4) inches wide.
