Mr. Carle's site plan shows a new proposed building <br />(40' x 80') with an office and shop use. Screening from a residential use is required in <br />this location. This location currently does not have the required screening as stated in <br />the zoning ordinance or required by the conditional use permit issued in 1983. The <br />proposed storage area of towed cars is a fenced area. A building permit and land <br />survey is required prior to fence construction in a Business - Industrial District. <br />Signage: <br />Currently there are three separate signs at the business entrance. The sign ordinance <br />permits each business two identifying business signs. The signage can consist of one <br />pylon and one wall sign or two wall signs, but not two pylon signs based on the square <br />footage of the building. <br />RECOMMENDATIONS <br />1. The employee parking area to the east of the site must be paved with, but not <br />limited to, asphalt, bituminous or concrete in order to control dust and drainage. <br />Page 15 <br />
