MINUTES
PLANNING COMMISSION
JUNE 9, 1999
have to review it. However, the Administrator was not confident there
would be needed support.
With regard to house demolition, the Administrator reported that when the
City has acquired houses, it first puts our a Request for Proposals to
moving companies to see if there is interest in relocating the houses. The
City would give the houses away in order to get them relocated. However,
there has been interest in relocating only two of the houses acquired to
date.
The City Planner pointed out that a traffic study was done of the Country
Drive/Little Canada Road area as part of the SuperAmerica proposal.
Jack Bougie, 2921 Condit, reported that when the freeway went in,
Nadeau Road's connection to Centerville Road was terminated. This is
what caused the neighborhood to become boxed in. Bougie felt the
solution might be to extend Nadeau Road over the freeway, however,
realized that was not likely to happen.
Knudsen felt the property owners raise some legitimate concerns. Traffic
is a real issue in this area. The residential use is in conflict with the uses
proposed for Country Drive.
Bougie reported that he would prefer to see development occur as Mr.
Biagini is proposing versus a noisy business.
Montour asked if a landscaping plan would be reviewed by the
Commission. The Planner replied that when a landscape plan is
submitted, if it conforms to the intent of the Planning Commission and
City Council, staff would review and approve.
Duray encouraged City staff to proceed with its review of the right turn
lane suggestion on Country Drive at Little Canada Road, as well as the
installation of a stop light at South Owasso Blvd. and Rice Street.
Duray suggested that once these buildings are constructed and occupied,
the City should take another look at the traffic problems in the area.
Biagini indicated that the concerns expressed about traffic are genuine, but
pointed out that he will not be adding much traffic to the area. One of his
tenants is an existing business in the area. The other businesses he is
dealing with have very limited numbers of employees.
Mrs. Zoch pointed out that the space currently occupied by the title
company will likely be leased to another business. As a result, there will
be an increase in traffic in the area.
PAGE 149
