MINUTES <br />PLANNING COMMISSION <br />JUNE 9, 1999 <br />Plowman reported that they have tried to match existing grades as closely <br />as possible, and have designed the bituminous areas to let water out <br />slowly. Plowman pointed out that if they lower their building any more, <br />the result would be drainage problem when the property to the west <br />develops. <br />Wally Wegleitner, 91 Viking Drive, reported that he has a residential <br />home in the area and indicated his main concern is traffic flow. <br />Wegleitner felt that additional truck traffic will result in accidents on <br />Viking Drive. He pointed out that Viking Drive and Rice Street is a very <br />difficult intersection to get out of. With regard to traffic from the site <br />using Minnesota Avenue, Wegleitner indicated that there are weight <br />restrictions on Minnesota Avenue, therefore, he was not sure that idea was <br />feasible. Wegleitner pointed out that another alternative would be that <br />truck traffic would go east on Viking Drive to County Road B -2, but <br />pointed out that it may not be the best situation for trucks to use B -2 given <br />the traffic from the schools. <br />St. Martin suggested that an option for getting traffic through the Viking <br />Drive/Rice Street intersection would be to post the Highway 36 exit ramp <br />as no right turns on red. With regard to the type of truck traffic, it would <br />be no different than what currently occurs at the Little Canada Mall. <br />Montour suggested that the weight limits for Minnesota Avenue were <br />likely posted at 3 -ton only during certain times of the year. <br />Plowman indicated that it was their concept to take traffic off Viking <br />Drive and route it to Minnesota Avenue. Plowman also indicated that the <br />type of businesses will not require a lot of truck traffic, and the truck <br />traffic that will be there will be similar to that of Minnesota Mall. <br />Bob Wegstrand, Bob's Cycle, asked how many stories the building will <br />be. Plowman replied that it will be two stories. Wegstrand was concerned <br />that there would be a four to five foot difference in floor elevations from <br />the proposed building to his. Wegstrand was also concerned about the <br />number of parking spaces proposed as well as the additional traffic this <br />building will generate onto Viking Drive. Wegstrand agreed with the <br />suggestion that the Highway 36 ramp should be posted as no right turn on <br />red and felt this would help the problem at Viking Drive and Rice Street. <br />Wegstrand was concerned that given the higher elevations of this property, <br />his building will not be seen. Wegstrand reported that when they moved <br />onto their site, the low property was this property to the west. Now the <br />proposal is to raise this property and convert the low spot to the Bob's <br />Cycle property. <br />PAGE 165 <br />
