MINUTES <br />PLANNING COMMISSION <br />SEPTEMBER 13, 2012 <br />PROPERTY <br />DIVISION, <br />COMBINATION, <br />REZONING — <br />WATERSHED <br />DISTRICT <br />garage to the old one, resulting in one garage structure. The new section <br />would be offset in order to meet the 10 foot side yard setback. Johns <br />indicated that the north wall of the new garage would be flush with the <br />existing garage. Tom Fisher noted that from the dimensions given, the <br />north walls would not be flush if the setback on the south is being met. <br />The City Planner reported that while the side yard setback must be a <br />minimum of 10 feet, there is no requirement that the north walls have to <br />be flush. He also pointed out given the placement of the house in front of <br />this portion of the garage, the offset of the existing and new addition will <br />not be an issue. <br />Maleitzke asked if the materials for the garage addition would be the same <br />as the existing garage. Johns replied that they would not be given the <br />existing garage is brick. His plan is to use vinyl siding in a color that will <br />match the brick as closely as possible. <br />Duray suggested that if the existing garage is attached to the house with a <br />breezeway, that Johns would be able to construct the new garage as a <br />detached structure. The Planner replied that that was correct. Johns stated <br />that given he way the house and garage have been constructed, he did not <br />think that was feasible, and indicated that he would attached the new <br />garage space to the existing garage. <br />Duray recommended approval of a Conditional Use permit to allow an <br />addition onto an existing garage, bringing total garage space to 1,500 <br />square feet for 3010 Edgerton Street, subject to compliance with the <br />recommendations of the City Planner as outlined in his September 6, 2012 <br />report and subject to the new garage space being attached to the existing <br />garage and meeting all Code requiremens. <br />Motion seconded by Maleitzke. <br />Motion carried 7 — 0. <br />Cliff Aichinger, Ramsey Washington Metro Watershed District, appeared <br />before the Commission relative to their application to subdivide the <br />property at 477 Little Canada Road (former Norm's Tires property). <br />Aichinger presented the Commission with a site plan showing the <br />proposed property lines as well as some concept drawings relative to their <br />use of the site. Aichinger stated that he would like to review the Planner's <br />comments outlined in his September 6, 2012 report. <br />Knudsen pointed out the Planner's report indicates there are outstanding <br />issues relative to this matter, and indicated that he was inclined to table <br />action on the property division until the Commission has complete <br />-2- <br />
