MINUTES <br />CITY COUNCIL <br />JUNE 25, 1997 <br />minor auto repair. Tuffy's services include break work, tune -ups, oil <br />changes, etc. Benedict reported that Tuffy's is the only business that has <br />expressed interest in the property since the Abra proposal two years ago. <br />Interestingly enough it is an auto - related business. Benedict reported that <br />the market place dictates the interest. Benedict pointed out that the Tuffy <br />building is an attractive one, made even more so by the changes made to <br />comply with the City's architectural standards. Benedict reported that the <br />Tuffy's proposal has been modified to include both the recommendations <br />of the City Planner as well as the Planning Commission. <br />Scalze asked about the service road at the back of the property. Benedict <br />replied that the existing drive will be moved further north and access to <br />Tuffy's will be via the private drive. The road may have to be further <br />adjusted when the next parcel develops as well. <br />Pedersen asked how far the brick will be wrapped around the north side of <br />the building. Benedict replied that the brick will be wrapped around for <br />25 feet. It was pointed out that the remainder of the north side of the <br />building will be painted block. There will be heavy landscaping on this <br />side as well. <br />Benedict explained that the lease will be a corporate lease with Tuffy's <br />and will be 15 years in length. <br />Morelan pointed out the 17'4" height proposed for the building in order to <br />accommodate the hoists. The Planner reported that the 14 -foot height he <br />referenced in his report is addressed in the City's architectural guidelines. <br />If the City chooses to allow the greater height, no variance is required. <br />Pedersen asked if the proposal met the City's architectural guidelines. <br />The City Planner replied it was his opinion the guidelines have been met. <br />Fahey suggested that rock-Face block or a brick with more texture may be <br />more attractive than the smooth brick proposed. <br />The City Planner pointed out that the joint pattern on the brick will <br />provide some texture, and felt brick was a better choice than rock -face <br />block. Benedict indicated there are brick patterns with more grain and <br />they would be willing to consider different bricks. Benedict pointed out <br />that the Planning Commission requested a earth tone brick and paint. <br />Benedict also indicated that it is difficult to make rock -face block water <br />tight because of the angles on the block. From a maintenance standpoint, <br />brick was better. <br />Page 56 <br />
