<br />Table 3 – Proposed Comparable Communities for Finance

<br />Community Development Department Comparable Communities:
<br />The Community Development Department has identified 10 comparable communities that have
<br />been beneficial benchmarks when comparing demographic, housing, parcel, and economic data.
<br />These cities have been utilized recently for research projects (e.g. 2025 Housing Study, 2026
<br />Understanding Little Canada Economy).
<br />
<br />Those communities include Arden Hills, Maplewood, North St. Paul, Richfield, Roseville,
<br />Shoreview, St. Anthony, Vadnais Heights, and White Bear Lake. This list was developed by
<br />reviewing adjacent communities and other first and second-ring suburbs, primarily those in the
<br />northeast metro. The list includes communities such as Richfield, which were of interest to the
<br />Planning Commission when discussing comparable communities in 2024.
<br />
<br />With Community Development, flexibly in this list is more critical as these communities may
<br />continue to develop, change in economic and demographic indicators, and make policy changes,
<br />that would make them more or less ideal for comparison than at this point in time. Table 4
<br />outlines data for the proposed Community Development comparable communities list.
