setback is at least five (5) feet. Accessory buildings shall in all <br />other cases maintain a minimum interior side yard setback often <br />(10) feet. In all cases, side yards abutting a public right-of--way <br />shall maintain a thirty (30) foot setback for all buildings. <br />b. Except as provided in "a" above, the side yard setback shall be at least <br />seven and one-half (7 ''/z) feet on an interior lot line, and at least <br />thirty (30) feet on a side yard abutting a public right-of--way. <br />3. Rear Yards: Not less than thirty (30) feet from rear property line, or edge of <br />delineated wetland. <br />905.055. LOT REQUIREMENTS AND SETBACKS (after March 1, 2008). For property final <br />platted into buildable lots after March 1, 2008, the following minimum requirements shall be <br />observed in an "R-1" District subject to additional requirements, exceptions and modifications <br />set forth in this Ordinance. <br />A. Lot Area -Interior: 11,000 square feet <br />- Corner: 12,500 square feet <br />B. Lot Width -Interior: 85 feet <br />- Corner: 100 feet <br />C. Setbacks: <br />1. Front Yards: Not less than thirty (30) feet. <br />2. Side Yards: Interior side yard setbacks for both principal and accessory <br />buildings shall be required to be no less than ten (10) feet. In all cases, side yards <br />abutting a public right-of--way shall maintain a thirty (30) foot setback for all buildings. <br />3. Rear Yards: Not less than thirty (30) feet from rear property line, or edge of delineated <br />wetland. <br />905.060. BUILDING AND SITE DEVELOPMENT REQUIREMENTS. <br />A. Height. No structure shall exceed two and one-half (2 1/2) stories or thirty (30) feet, <br />whichever is least, except as herein provided. <br />B. Tree Preservation. No development shall be permitted to occur as a part of any new <br />subdivision or newly subdivided lot unless at least thirty (30) percent of the <br />predevelopment tree crown cover is retained. The City shall have the authority to <br />consult tree surveys or other data (such as aerial photos) to ensure compliance <br />with this provision. This provision shall apply in addition to other tree <br />preservation and replacement requirements of this ordinance. Where a developer <br />has been found to violate this provision, tree replacement for this section shall be <br />required at a rate of one tree per one hundred fifty (150) square feet of illegally <br />removed crown cover. Trees utilized to meet replacement requirements on the <br />subject sit shall be six inch caliper size, minimum. <br />C. IMPERVIOUS SURFACE. The following impervious surface requirements shall <br />apply to the development of all single family parcels in the R-1 Zoning District: <br />a. Thirtv Five (35) Percent maximum coverage, excluding impervious surfaces <br />measuring less than one foot in any horizontal dimension. This standard shall <br />4~ <br />
