MINUTES <br />PLANNING COMMISSION <br />DECEMBER 13, 2012 <br />The Planner noted that the question came up relative to the City's auto - <br />related moratorium, and he reported that the Council has exempted Auto <br />Repair Major and Auto Repair Minor from the moratorium. Therefore, <br />the moratorium does not impact this application. <br />Richard Reeves, Maaco, reported that he has operated his business in <br />Little Canada for nearly 23 years. That business consists of a body shop <br />and a paint shop. Reeves reported that the business has grown to the point <br />that he needs more space for major body work. He does not have room to <br />expand in his present location; therefore, he has found the 190 Ryan Drive <br />location to move a portion of his auto repair business. Reeves indicated <br />that he will continue to do frame straightening, collision repair, and <br />painting at the Country Drive location. He will have two to three <br />technicians to do other repair work at the Ryan Drive location. Reeves <br />reported that customers will drop their vehicles off at Country Drive. <br />Depending on the type of work necessary, vehicles would be driven to <br />Ryan Drive by his employees, repaired there, and then driven back to <br />Country Drive for pick up by the customer. Reeves reported that the <br />outdoor storage is needed at 190 Ryan Drive so that cars can be staged <br />outside until they are ready to go in for repairs. He indicated that there <br />will be no retail operation at 190 Ryan Drive. This location will serve as a <br />back -up to the Country Drive location. <br />Duray asked if the outdoor storage /staging area will be located within the <br />fenced -in area. Reeves replied that that was correct. He also indicated <br />that the vehicles stored outside at the Ryan Drive location would be short - <br />term storage and that he has room for long -term storage at the Country <br />Drive location. Duray asked if storage for 6 vehicles at the Ryan Drive <br />location was adequate. Reeves replied that it was. The City Planner noted <br />that outdoor storage with a maximum of 6 vehicles would be a condition <br />of the license. <br />Duray noted that the outdoor storage area at 190 Ryan Drive is paved. He <br />indicated that there are currently semi- tractor /trailers parked in the storage <br />area. Reeves reported that the tractor /trailers are not his and are to be <br />removed prior to his taking possession of the space. <br />Duray asked if Reeves reviewed the City Planner's recommendation. <br />Reeves replied that he did and has no issues with complying. Duray asked <br />about outdoor lighting. Reeves replied that he has no plans to add lighting. <br />Fischer asked how vehicles would be moved between the two sites. <br />Reeves replied that his employees would drive the vehicles back and forth. <br />Fischer asked how long vehicles would be stored outdoors at the Ryan <br />Drive site. Reeves replied that vehicles would average 2 to 3 days at the <br />Ryan Drive site depending on the amount of work they require. <br />-2- <br />
