MINUTES <br />CITY COUNCIL <br />DECEMBER 19, 2012 <br />on Country Drive. The property at 190 Ryan Drive is zoned Light - <br />Industrial (I -1) District and the proposal is allowed by Conditional Use <br />Permit in this zoning district. The Planner indicated that Maaco has <br />indicated they will have two to three technicians at 190 Ryan Drive <br />performing certain aspects of their repair work. Customers will bring their <br />vehicles to the main location on Country Drive, and employees will shuttle <br />vehicles back and forth between the two sites. The applicant is also asking <br />for outdoor storage of up to six vehicles at 190 Ryan Drive. The Planner <br />noted that there is adequate room on the site for this storage. The Planner <br />also reported that the Fire Marshal has inspected the property and finds <br />that it meets fire codes. The Planner pointed out his recommendation for <br />approval, noting that the conditions listed in his report would be verified <br />as the project moves forward. <br />Richard Reeves, Maaco, reported that the primary Maaco location on <br />Country Drive would be utilized for frame repair and painting. He noted <br />that there is a lot of additional body work that needs to be done on <br />vehicles, that does not require a paint booth. Reeves reported that he does <br />not have room to do this repair work at his Country Drive location, <br />therefore, he is proposing the secondary location at 190 Ryan Drive. <br />Blesener asked about the storage of car parts. Reeves replied that he will <br />have a dumpster for the disposal of car parts. He also indicated that the <br />major work will be done at the Country Drive location, and that there will <br />be no car parts lying around on either property. <br />Montour asked where the outdoor storage would occur. Reeves noted that <br />he will be leasing the center portion of the building, and that the outdoor <br />storage will be within the fenced -in area and directly behind the unit that <br />he will be leasing. It was noted that there will be no separation of the <br />outdoor storage that is allowed for each of the three building units. <br />McGraw asked what other businesses are located in this building. Reeves <br />replied that there is a mechanical repair business at one end and a hydro- <br />seeding business at the other. <br />McGraw was concerned about the existing outdoor storage on the <br />property. Reeves reported that there is outdoor storage of vehicles from <br />the mechanical business overflowing into the area that he will be leasing. <br />Reeves indicated that it is his understanding that the owner of the <br />mechanical business has been informed that he must removed those <br />vehicles. <br />Keis asked if Reeves reviewed the Planner's report. Reeves replied that <br />he did and would comply with the recommendations listed in the report. <br />2 <br />
