MINUTES <br />PLANNING COMMISSION <br />APRIL 10, 2008 <br />INTERIM the Council granted a similar PUD Permit last year subject to compliance <br />USE - with a number of conditions. That permit expired on February 28, 2008. <br />2968 RICE The Planner noted that the applicant has reported that the property has <br />STREET - been cleaned up. She also reports that the existing tenant would like to <br />TROBEC/ continue his auto repair hobby at the location, and that he does not repair <br />MONTREUX autos on a commercial basis, nor does he hold an auto repair license in the <br /> City. The Planner also noted that the applicant is trying to market this <br /> property and would like to retain the rental use as a means of generating <br /> some income while the property is on the market. <br />Knudsen reported that he looked at the property and it appears to be clean. <br />However, there were 4 or 5 vehicles parked on the site and one had a "for <br />sale" sign on it. <br />The City Planner recommended approval of the interim use for• one more <br />year subject to the previous conditions. He also suggested the addition of <br />another condition that there is no sale of vehicles from this site. <br />Duray reported that he, too, looked at the property and it is very much <br />cleaned up from its condition last year. <br />Duray recommended approval of the Planned Unit Development Permit <br />allowing an interim use of commercial property for a private auto repair <br />hobbyist at 2968 Rice Street requested by Marilyn Montreux subject to <br />compliance with all conditions imposed in the 2007 approval of the interim <br />use, adding the condition that there be no sale of vehicles from this <br />property, and recommending a one year term for the interim use, and <br />subject to the Fire Marshal inspecting the property and reporting its <br />condition to the City Council. <br />Motion seconded by Helmeke. <br />Motion carried 6 - 0. <br />PRELIMINARY The City Planner reported that as a result of the property swap <br />AND FINAL transactions that occurred with the City's purchase of the Oasis property, <br />PLAT - the McDonald redevelopment, and the realignment of Viking Drive, <br />MELANCON the City is left with some remnant properties that are being marketed <br />PLAT for redevelopment. It is necessary to replat this area at this time. <br />Duray recommended approval of the Preliminary and Final Plat for the <br />Melancon Plat subject to compliance with the recommendations of the City <br />Planner and the City Engineer. <br />Motion seconded by Pechmann. <br />-13- <br />
