MINUTES <br />PLANNING COMMISSION <br />MAY 8, 1997 <br />Allen Avenue, therefore, he is not sure what will need to be done in terms <br />of mitigation. <br />Moravetz was concerned about construction traffic up and down Allen <br />Avenue, and asked if Frattalone would keep the streets clean. <br />Frattalone replied that he has a sweeper, and would be cleaning the streets <br />when needed. <br />Moravetz reported that the Planner's report refers to buffering, and asked <br />Frattalone's plans for buffering from the east. <br />Frattalone reported that he is only required to buffer from the north, not <br />from the east. There is no requirements to buffer between residential <br />developments. <br />The Planner replied that that was correct. Landscaping will be provided <br />on the east end of the development, but not to the extent that it will be a <br />buffer. The Planner reported that the developers will be required to <br />submit a full landscaping plan. <br />Moravetz reported that traffic currently races around the west end of Allen <br />Street. He pointed out that there is already a stop sign at the intersection <br />which drivers do not obey. <br />One of the residents of the neighborhood suggested that drivers do not <br />obey this stop sign because there is nothing there. He suggested that once <br />Allen Avenue is put through and there are cars going through the area, <br />drivers will start to obey the stop sign. <br />Moravetz reported that he visited Cobblestone Village and agreed it was a <br />nice looking development. Moravetz stated that he welcomes the <br />development proposed by Mr. Frattalone and Mr. Howe. His only concern <br />was that twinhomes tend to all look the same and be painted the same <br />color. Moravetz suggested come variation in architectural style and paint <br />scheme. <br />Howe indicated that his plan was for the same color twinhomes and the <br />use of some brick on the exteriors. <br />One resident of the area pointed out that the homes on DeSoto Street and <br />Costa Lane do not vary much in architectural style or color. This resident <br />felt the proposed development was preferable to looking at a warehouse <br />development on the property. Others in the audience agreed. <br />Page 20 <br />
