Several alternatives will be prepared to <br />demonstrate a range of possible solutions, and to provide a means of evaluating potential <br />directions when no clear solution is evident. <br />Although this project calls for a streetscape design, it is not enough to consider aesthetic <br />improvements alone. HKGi will explore redevelopment or re -use opportunities in the project <br />area (outside the previously studied area of the Rice Street/Little Canada Road Development <br />Guide), ensuring that the solution is a comprehensive improvement for the community instead <br />of merely a cosmetic plan that ignores important land use, circulation or community image <br />concerns. <br />Each alternative might have different implications in terms of aesthetics; land use /activity <br />considerations; relationship to other community features; transit; function; cost; maintenance <br />considerations; or the means of implementation. Alternative concepts will be reviewed by the <br />City Council or other designated City authority and a preferred alternative (or the best aspects <br />of any alternative) will be selected. The results will refined into a final schematic design for the <br />streetscape in the next task. <br />3.1 Explore a range of alternative concepts for streetscape enhancements in order to identify <br />the broadest range of possible solutions. <br />3.2 Develop general cost estimates for each alternative. <br />3.3 Meet with City staff /City Council or other designated City authority to review <br />alternatives and select a preferred alternative (or define the best aspects of each of the <br />alternatives). <br />Products <br />• concept alternatives <br />• cost estimates related to each alternative <br />• summary of comments on concept alternatives <br />4.0 Define how the streetscape will look and function... <br />Once a direction has been selected by the community, HKGi will refine the plan to reflect the <br />level of detail needed to ensure continuity through implementation. The plans will reflect the <br />spatial and dimensional requirements of streets, pedestrian ways and rights -of -way; the <br />qualities of the street; the character and location of special streetscape features, such as small <br />parks, public art locations, signage or "gateway" elements, transit stops and pedestrian <br />Page 8 <br />
