Wester felt the <br />single - family area should be left alone. <br />Wayne Woodruff, 2605 Sylvan Street, reported that he <br />built his home in 1992. At the time he checked into <br />the Fasciana lot and was told it was unbuildable. <br />DeLonais reported that the property would be buildable <br />once soil corrections are made. <br />Woodruff reported that Little Canada has more than <br />enough rental property, and he was opposed to more <br />coming in. <br />DeLonais pointed out that any home could become rental <br />property. <br />Gustafson felt there would be a difference in the type <br />of person renting an $180,000 home versus renting half <br />a duplex. Gustafson commented that this generalization <br />might not be fair, but indicated that this has been his <br />experience. <br />Bob Pacyga, 2555 Sylvan Street, reported that he paid <br />an upgraded price for his property since it was in a <br />single - family area. Pacyga reported that he was <br />opposed to the rezoning. <br />Schletty asked the average home value in the area. <br />Pacyga estimated the average value at $140,000. <br />John Gangl, 2560 Sylvan Street, agreed with the <br />comments of his neighbors. Gangl stated that a single - <br />family home was more than welcome, but rental housing <br />was not. Gangl did not feel the twin home would fit <br />into the neighborhood, pointing out that there are some <br />rather expensive homes in the area. <br />Larson suggested that he may sell each twinhome unit, <br />pointing out that they would then likely be owner - <br />occupied. <br />Keis stated his concern was the character of the <br />neighborhood.
