MINUTES <br />PLANNING COMMISSION <br />MARCH 14, 1996 <br />REZONING - <br />RICE STREET/ <br />LITTLE <br />CANADA <br />ROAD AREA <br />The City Planner reviewed his recommendation which <br />indicates because of the single - family nature of the <br />area to the south, there is a consistency issue. The <br />Planner stated that the twinhome could be viewed as a <br />transition from the higher density housing north of <br />County Road C. However, County Road C serves enough of <br />a transition. Therefore, it was the Planner's <br />recommendation to deny the rezoning. <br />Barraclough stated that given the fact each twinhome <br />unit would resell for $110,000 and each would have a <br />full bath and 3/4 master bath, the twinhome seems <br />appropriate for the area. <br />Mr. Keis recommended denial of the rezoning of 10 W. <br />County Road C from R -1 to R -2 as requested by Mr. Gene <br />Fasciana based on the recommendation of the City <br />Planner as contained in his report dated March 8, 1996, <br />and since the property is located within a single - <br />family neighborhood and it was felt a townhome would <br />not be appropriate or fit the character of the <br />neighborhood. <br />Motion seconded by Carson. <br />Motion carried 5 - 1. DeLonais voting against. <br />The Administrative Assistant reported that due to a <br />defect in the mailing list, the rezoning process for <br />the Rice Street /Little Canada Road redevelopment area <br />must be repeated. The Commission is asked to consider <br />the rezoning of certain properties within the Rice <br />Street /Little Canada Road redevelopment area to Planned <br />Unit Development (PUD). <br />Bill Mulgren, Ultimate Golf, asked how the rezoning <br />would affect this property. Mulgren asked if he would <br />be able to expand his building. <br />Keis pointed out that any expansion to the Ultimate <br />Golf building would require the review of the Planning <br />Commission and approval of the City Council. <br />The City Planner pointed out that the PUD zoning gives <br />the City and applicants a little more flexibility. <br />Mulgren pointed out that the City hired consultants to <br />4 <br />Page 17 <br />
