Customers only have to find it the first <br />time. Johnson pointed out that the Di -Med building is <br />a quarter mile from Rice Street, one mile from 694, and <br />one mile from 35E /Little Canada Road. <br />Knudsen pointed out that virtually all customers will <br />drive to Grand Slam. <br />Steve Marine, Di -Med Corporation, agreed and pointed <br />out there are no convenience stores or other <br />attractions in the area which would cause kids to hang <br />out. <br />Johnson again indicated that three - quarters of the <br />space will be devoted to sports. Grand Slam will not <br />be an environment for hanging out or loitering. <br />Knudsen noted the residential house next door to the <br />Di -Med building. <br />The City Planner indicated that this property is zoned <br />Industrial, and it has not been the City's practice to <br />make additional requirements of a business located next <br />to a non - conforming residential use. <br />Keis asked if the City should allow any recreational <br />uses in the I -P District. Keis stated that his feeling <br />was the Planning Commission was not inclined to change <br />the Code. Keis felt either all recreational uses are <br />removed from the I -P District or they are all left in. <br />Schletty stated that he has been thinking about the <br />Grand Slam proposal over the last month, and did not <br />see where there was any concern allowing the business <br />to operate in the I -P District. Schletty felt the type <br />of people who will frequent the business were not the <br />type to cause problems. Schletty stated that he saw <br />Grand Slam as a positive thing. <br />Marine indicated that he brought this proposal to the <br />City out of courtesy, feeling he could have argued that <br />it was already a permitted use since sports and health <br />3 <br />Page 19 <br />
