MINUTES <br />PLANNING COMMISSION <br />NOVEMBER 14, 1996 <br />Keis asked where the screened fence enclosure for the <br />swimming pool display would be. Schiltz replied it <br />would be located 20 feet out on the south side of the <br />building, placed so as not to hinder vehicle traffic. <br />Grittman stated there is an island between the <br />Marketplace Shopping Center and 2940 Rice Street, <br />isolating each. <br />Carson asked if Champion Auto would remain in the <br />building. Schiltz stated that Champion Auto would <br />stay, and may expand further on the east side of the <br />building. <br />Keis commented that this area has been slated for <br />redevelopment. He questioned what affect All American <br />Recreation would have on the percentage of retail <br />versus the percentage of manufacturing for the <br />redevelopment area. Keis pointed out that potential <br />improvements to the area need to be checked for <br />adherence to the requirements in the Architectural <br />Guidelines report for Rice Street redevelopment. <br />Schiltz stated he is open to suggestions from the <br />Planning Commission as far as what improvements are <br />needed. Keis stated the brick building is attractive <br />and fits the guidelines, but the challenge would be to <br />improve the landscape to fit the future face of the <br />area. <br />Grittman stated that the current landscaping appears <br />to be part of the original building, and may be <br />overgrown. He pointed out that the extent of <br />improvements being suggested for this building are not <br />mandatory according to the Architectural Guidelines, <br />but rather are advisory for improvement to the area. <br />Roger Schiltz asked where the northern boundary of the <br />Rice Street redevelopment area is. Keis explained <br />that 2940 Rice Street is the northernmost boundary, <br />with the intersection of Little Canada Road and Rice <br />Street being the center. <br />Keis stated that a retail atmosphere is what is <br />desired for the area. He asked if the business would <br />be primarily retail or manufacturing. Gerald Schiltz <br />replied that shipping activity would be 90% of the <br />business. He explained that some of the other stores <br />would be picking up custom- stained products at the <br />Little Canada location because they do not have <br />staining facilities at the other locations. He <br />explained that the business has grown and they are <br />unable to pick up additional space required at <br />existing buildings. <br />2 Page 14 <br />
