Northwest Associated Consultants, Inc. <br />C O M M U N I T Y P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: September 10, 1996 <br />RE: Little Canada - Subdivision Ordinance Revision - Cul -de -sac Radius <br />FILE NO: 758.10 - 96.14 <br />With the platting of Stoneridge, it was discovered that the Subdivision Ordinance standard <br />for cul -de -sac radius is 60 feet, rather than 50 feet as has been the practice in recent plats. <br />The City changed its standard for streets in single family residential plats to a width of 50 <br />feet several years ago. The cul -de -sac radius standard is located in a different paragraph, <br />and was left at 60 feet. However, in practice, the City has routinely accepted plats with cul- <br />de -sacs designed at the 50 foot radius dimension. <br />The attached amendment is designed to bring the Ordinance into conformance with the <br />practice. It has been our understanding that due to the requirement for easements along <br />the perimeter of the cul -de -sac right -of -way, there has been ample room for utilities outside <br />of the paved area.
