5. All applications for permits which require variances, <br />conditional use permits or other special permits under existing <br />ordinances of City shall first be resolved by City prior to <br />submission of applications for building permits to Building <br />Official. No building permit shall be issued until City, through <br />the office of its administrator, has executed a consent to issuance <br />thereon. All special conditions and requirements which have been <br />imposed by City shall be specified in writing and attached to the <br />application. <br />6. Building Official shall issue all building permits as <br />required by the existing building codes. Said issuance will occur <br />within a timely manner, typically within three business days of <br />application filing for residential permits and ten business days of <br />application filing for commercial permits assuming all materials are <br />complete. Building Official shall assist City as necessary in <br />compiling data relative to permit issuance to assist in filing all <br />necessary reports. <br />7. Pursuant to this Agreement, Building Official shall <br />provide necessary plan check services as required by laws, <br />regulations and ordinances. <br />8. Building Official shall provide all job site inspections <br />on projects under permit as is required by existing building codes <br />and City ordinances and such other reasonable inspections as may be <br />deemed necessary by him /her in order to ensure compliance with the <br />building code. <br />9. Daily inspections shall be logged by Building Official. <br />The scheduling of inspections shall be at the discretion of City. <br />Inspections shall, as much as possible, be performed within eight <br />business hours of the request for inspection. <br />10. Upon completion of each project, Building Official shall <br />issue a certificate of occupancy for said project. <br />11. City shall collect all fees and charges for building <br />permit applications. City shall also collect all building permit <br />surcharge fees, sewer availability charges and City fees as may be <br />required by statute, regulation or ordinance. City shall account <br />for and disburse all such funds as is required by law. <br />12. Building Official's services shall also encompass <br />assisting the City in organization and management of the Inspections <br />Department including, but not limited to, ordinance reviews to <br />ensure consistency with other codes and current practices, form <br />revisions to provide appropriate documentation of services provided, <br />policy revisions to enhance the quality of work, and preparation of <br />public information materials to make citizen dealings with City as <br />efficient as possible based upon a customer service attitude. <br />-2- <br />Page 110 <br />
